Director of Buildings & Grounds - Project Manager ESSENTIAL JOB FUNCTIONS 1.
Oversees and directs the staff and services devoted to the maintenance of the school buildings and grounds.
2.
Works with Human Resources in recruiting new hires, interviewing, and disciplinary actions.
3.
Assists the Director of Facilities in the development and oversight of the annual facility capital budget.
4.
Maintains inventory control program for the maintenance department including equipment, chemicals, and materials including their readiness for use.
5.
Inputs as well as coordinates the continued input of asset information into AkitaBox asset software.
6.
Acts as School District asbestos coordinator.
7.
Orders materials as needed and makes recommendations for purchase of supplies and equipment.
8.
Advises on the hiring of contractors to perform certain maintenance or repair services.
9.
Keeps informed of the latest trends, developments, and products in the area of building maintenance and encourages innovation and experimentation where appropriate.
10.
Inspects all OASD buildings at least once a month and problematic buildings with greater frequency to validate that the buildings are NFPA and safety compliant.
Documents all needed repairs and meets with appropriate staff to discuss building inspection results.

Prioritizes, estimates costs, and makes recommendations for building repairs.

Works with principals, program directors, and maintenance staff to coordinate repairs and operations.
13.
Assigns work in the work order system and inspects work completed.
14.
Flexes working shift as necessary to manage critical projects/operations outside the normal workday.
Time spent in schools will be approximately 75% of a normal workday.
15.
Attends all meetings with contractors when maintenance project meetings are scheduled.
16.
Responds to building emergencies during school and non-school hours.
17.
Performs annual evaluations of the maintenance staff as requested from Human Resources.
18.
Attends committee meetings as directed.
19.
Assists Custodial Supervisor in day-to-day operations as needed.
20.
Perform all other duties as assigned.
Qualifications QUALIFICATIONS 1.
Associate's degree or higher and five or more years of maintenance experience, or an equivalent level of education and experience in facilities maintenance operations and leadership.
2.
Experience in supervising a maintenance team with the ability to coordinate and organize activities and projects in multiple buildings.
3.
Knowledge of heating, ventilating, electrical, plumbing systems and building construction.
4.
General knowledge of cleaning chemicals, equipment, and cleaning methodology 5.
Technology proficiency including creating / manipulating spreadsheets and knowledge in the use of Google Suite.
6.
Effective written and verbal communication skills.
7.
